What each metric means

Cap rate is net operating income divided by price — the unlevered yield of the building itself. Cash flow is what remains each month after the mortgage payment; negative flow means you feed the property from your wallet. The annualized return rolls everything over a full hold into one number: equity gained at sale, operating income collected, debt service paid, and the cash you put in on day one.

Everything it costs to run the property — taxes, insurance, maintenance, management, and HOA dues — expressed as a share of collected rent. Many investors budget 30–50% of rent for a single-family home.

Is a 5% or higher cap rate good?

It depends on the market and risk. Single-family homes in appreciating areas often trade at 4–5% caps, while small multifamily in slower markets can exceed 8%. Compare against local alternatives and financing costs rather than one magic number.
