Semi-annual compounding, the Canadian way
Canadian fixed-rate mortgages quote a posted annual rate compounded twice a year, while payments come out monthly. The matching monthly rate is therefore (1 + r/2)1/6 − 1 — slightly lower than dividing r by 12, which is why plugging a Canadian rate into an American calculator overstates the payment. A $400,000 loan at a posted 5.5% over 25 years works out to about C$2,441 a month, not the ~C$2,452 a U.S.-style calculator would show.

What is CMHC insurance?
With less than 20% down, federal rules require default insurance from CMHC or a private insurer. The premium (from 2.8% up to 4.0% of the loan, depending on LTV) is usually added to the mortgage balance, increasing both the loan and the payment. This calculator flags it but does not add the premium.
Why does my renewal matter?
Canadian mortgages amortize over up to 25–30 years but the contract is typically 5 years or less. At each renewal the rate resets to prevailing markets, so the payment shown is only guaranteed until your first renewal date.
